FAQ's

Q1. When do listings appear on the website?

Live Online properties, meaning they are only available to our Internet bidders, are posted on tjsauctionproperties.com 25 to 30 days prior to the start of bidding. This allows time for property research, inspections and time to get financing in order.

Q3. What’s involved in registering?

Click on MY ACCOUNT. Then fill out your contact information under Sign Up to TJS Auction Properties. Then click on Create Account. You will receive an email to confirm your account. Once you confirm your account, you are ready to start bidding and selling. Good Luck!

Q4. What do I do if I need help?

If you have questions, we have customer service representatives available seven days a week. You can reach them by calling 443-352-3725 or email at info@tjsauctionproperties.com.

Q5. How can I find results on properties already auctioned?

The day a property sells, and for that day only, we will post high bid results on tjsauctionproperties.com under the “Today’s Auctioned Results” tab. You can find that tab on the right-hand side of the page. High bid results are only available for the day we are auctioning properties. The amount of the high bid is proprietary information between our buyers and sellers.

Q6. What is your sellers service fee?

There is only a $200 technology fee per property if the seller uploads and list the property themselves. This payment is non-refundable and is paid by a bank/credit card as soon as the owner/agent lists the property. If the Seller is using an agent there is a 4% sellers premium fee in addition to the technology fee.

Q7. Are sellers able to modify their property listing?

Yes, sellers can make changes to the information about listing if needed.

Q8. Can the seller re-offer the property in a situation that we decide a bid was won unfairly?

Yes, we can allow the seller to re-offer the property in another round of bidding.

Q9. Can sellers set a Buy It Now price?

Yes, they can set the price they would like to sell for on the spot to save time. This helps buyers bypass the bidding process and instantly buy a property at the seller’s desired price.

Q10. What is the conditions for the seller final offer subject to Seller’s approval?

It shall be given or denied at Seller's sole and absolute discretion; Seller has fifteen (15) calendar days to make this determination.

Q.11 Why sell with an auction platform rather than traditional brokerage real estate company/firm?

Selling with TJS Auction Properties can be quicker than a traditional real estate broker. With our list of vetted buyers and investors, those looking to sell their property have an increased the real state market likelihood of closing your deal quickly. Being that TJS Auction Properties operates online whether you a landlord, homeowner, or real estate investor there will be an increased level of buyers who will see your property.

Q12. What are the pre-steps to a seller transaction?

TJS Auction Properties will contact you and discuss the details of your property. TJS Auction Properties will inspect and visit the property. TJS Auction Properties will have a follow up conversation to go over the final details and evaluation of the property and agree on next steps for auction.

Q13. What are the next steps to the online auction process?

Sellers will go through our online auction process and then a contract will be drawn up for the seller. TJS Auction Properties will proceed into its "marketing phase" of the property to our buyers and investor network and groups. After an establish set of time (determined by the seller and TJS Auction Properties) is passed, the property will "go live" on its predetermined date. From there, buyers and investors will bid on the home. After the online auction period is complete, the winner of the bid will proceed to closing.

Q14. What if my home has financial issues or is distressed?

No at an issue at all. We at TJS Auction Properties are more than happy to work with properties that are distressed or have financial issues.

On Auction page under: Upcoming Homes after clicking on PROPERTY DETAILS there has to be a section and button such as Place Bid next to the initial deposit amount. This is where we can verify funds before buyers are able to bid in form of a debit/credit hold on the account. The hold will be release after after the auction is completed.

Also on the Auction Page: Upcoming Homes before after you click on PROPERTY DETAILS and go to the Documents section there need to be at least 10 tabs for sellers to be able to upload documents. And there also need to be a “I accept the Confidentiality Agreement” small button before buyers can review documents that the seller has uploaded.
